Property Management of Las Vegas’ experienced team utilizes numerous avenues to maximize exposure while minimizing expense to reach the potential tenant population. We have developed relationships with numerous employers throughout the valley to work with their team members who need assistance in finding quality rentals.

Property Management of Las Vegas’ tenant screening process allows us to seek out quality residents. The background check includes credit history, employment verification, criminal past, rental and eviction history. Federal Fair Housing guidelines underlie our entire process and we do not discriminate against anyone based on race, creed, color, religion, national origin, handicap or familial status.

Our rental agreement is a comprehensive document developed over the years by the Greater Las Vegas Association of Realtors® and includes current clauses that protect all parties involved. All required disclosures are inclusive to ensure compliance with Nevada legal requirements.

Property Management of Las Vegas works closely with tenants and owners to preserve the integrity of each property through proper maintenance. Our expectation is that tenants take pride in their home, pay rent in a timely manner, and report maintenance concerns as soon as they are discovered. Our promise is to address each maintenance concern as efficiently as possible utilizing the most economical avenue. We address all HOA concerns and assist the tenant in complying with all rules and regulations. Property Management of Las Vegas maintains a 24-hour emergency system to address maintenance emergencies.

Property Management of Las Vegas utilizes comprehensive accounting software that accurately reports the financial status of your property. Monthly statements provide detailed income and expenses. Form 1099 and complete year-end statements are provided to assist with your tax reporting.

Property Management of Las Vegas has specific policies on rent collection. We work with our tenants to maintain a respectful relationship; however, we will take immediate action should delinquencies occur. Tenant lease payments are due on the first of every month with no grace period. Eviction proceeding are generated on the 2nd day of each month. Tenants are allowed to make “arrangements” to pay after the first on a case by case basis. These arrangements must be made prior to the due date to avoid late fees or eviction proceedings.

Rents collected are processed and delivered to the property owner on the 15th of each month. Included with the transmission is an itemized property statement along with any invoices for expenses.

Property Management of Las Vegas can assist you if you wish to add to your current portfolio or wish to sell your property. We will work with you to develop the most effective solution to your current real estate needs.
