APPLICATION PROCESS

Application Fee: $65 per application/$35 for each additional adult. (non refundable)

Each occupant over the age of 18 must submit an application. Exception is full time student living with parents/guardian

 

Qualifications:

  • Combined, verifiable gross income of all occupants must be 3 times the monthly rent. Must be able to provide current paystubs, bank statements, social security or retirement statements.

  • Applicant must be able to provide name and contact information for all landlords for the past 3 years. We must be able to verify rental history.

  • Applicant must provide a valid photo identification

  • Good Credit

    • You are current on all utilities

    • You do not owe any landlords

    • You do not have any outstanding judgements or tax liens

 

Applications will only be processed if all information is provided and fee is paid. Most applications are approved within 48 hours.

 

Upon approval of your application a $300 holding deposit is required to take the property off the market and hold. These funds will be applied to your move in costs. If you do not move forward with the rental for any reason this deposit will be forfeited.

 

Properties held longer than 7 days may require the entire security deposit to be paid as a holding deposit.

Standard security deposit is equal to one (1) month’s rent and may be increased for each of the following circumstances, not to exceed three (3) times the monthly rent:

  • Bankruptcy

  • Poor credit & poor or unverifiable rental history

  • Prior eviction

 

Pets may be considered at some of the properties. A pet application will need to be presented for approval. Upon approval a pet deposit will be required. Pet deposits are specific to the property and start at $300. (refundable if no damage).

 

All leases require renters insurance. Proof of insurance must be provided at the time of lease signing. No exceptions.

 

Account numbers for NV Energy, SW Gas and water utility (if applicable) will be required at the time of lease signing.
